A jaw-dropping mansion in Dumfries and Galloway has just gone up for sale at the same price as many properties in Edinburgh of a similar or smaller size. It features almost 15 acres of stunning garden grounds and flexible and opulent accommodation.

Burnfoot House is a magnificent Victorian country home tucked away in a peaceful rural setting near the burgh of Langholm. You can buy the glorious house through Fine & Country for offers over £1.4 million, a lower price than many properties in cities such as Edinburgh.

One three-bedroom duplex in the Scottish capital is currently on the market through ESPC at a fixed price of £1.6 million. The beautiful property is located in the sought-after West End area of Edinburgh, and features highlights such as a bespoke kitchen with Silestone worktops and Siemens appliances and a private car parking space.

Burnfoot House itself is spread out across 14 acres and is comprised of the main residence, five stone-built holiday cottages, a detached double garage, and garden grounds. There is also one mile of mixed single and double bank fishing on the River Esk, which is home to sea trout and salmon.

According to Fine & Country, the property previously belonged to the Duke of Buccleuch in the 18th century and it also has strong links with the Malcolm family. The latter travelled extensively around Asia and one family member, Stephana, is even credited with introducing curry to Scotland in the 1780s according to the agents.

Stepping in the main house, a timber front door leads into a spacious porch and a dramatic pillared reception hall. The hall is breathtakingly beautiful, featuring original flagstone floors, high ceilings, and a solid timber staircase that gently rises up to the first floor.

The ground floor features four reception rooms in total, and each one is simply spectacular. One of these is a fantastic drawing room that boasts high ceilings, a dual aspect with tall sash windows, a ‘captain’s stove’ within a fabulous mantelpiece, and ornate ceiling cornices.

Elsewhere, there is a large library that benefits from scenic tall windows, built-in bookshelves, and a fireplace. Also on the ground floor are a formal dining room and a cosy snug-slash-study, with all of the rooms having a range of other potential uses, according to the sellers.

The kitchen and breakfast room is comprised of solid wood cabinetry with granite work surfaces, while it also benefits from underfloor heating and a Lacanche range cooker. Completing the accommodation on the ground floor are a pantry, a utility area, a cloakroom-slash-toilet, and a store.

The beautiful interiors continue upstairs, with the first floor accessed from the grand front hallway. The highlight of the upper level is the master bedroom, which comes with a modern and spacious en-suite bathroom including a shower and tub.

Also on the first floor are the five other sizeable double bedrooms, one of which benefits from its own en-suite shower room. Each bedroom enjoys high ceilings and huge windows with lush views, while there are also two family bathrooms and a laundry room on this level.

In addition to the main stairs, there is also a secondary staircase to the back of the first floor landing that rises up to the top floor. Fine & Country states that this level could act as its own self-contained unit, including a kitchen, a sitting room, a dining room, two other flexible reception rooms, an office, a store cupboard, and a bathroom.

The sellers state that the gardens surrounding Burnfoot House have been well maintained over the years. The grounds include a terrace for outdoor dining and entertaining, a woodland area, a small paddock, and various lawns. There is also an orangery where peaches and grapes are grown.

For more details and images of Burnfoot House, see the property listing on the Fine & Country website.
