Lovely Scottish Highlands box cottage up for sale for bargain price

For the Daily Record’s Property of the Week, we usually take a look at a home on the market that is beautiful but only available for a hefty cost. However, this time, we have chosen a gorgeous little cottage in the Scottish Highlands that could be yours for a bargain price.

Number Two Farley is a traditional and characterful three-bedroom cottage near the village of Beauly and around 12 miles out of Inverness. It is set to go under the hammer later this month through Auction House Scotland, with the guide price listed as just £195,000.

Stepping inside, the ground-floor accommodation is comprised of a spacious and cosy lounge with a log burner, a well-equipped dining kitchen that benefits from a Rayburn cooker, a scullery, and a bathroom. The property has been extended to the rear, providing plenty of space.

There is also a lovely reception room with patio doors that lead out to the idyllic garden, as well as a master bedroom that boasts dual aspects, a shower room, and an additional toilet. Upstairs, there are a further two bedrooms that both offer terrific views out over the grounds.

The property is set within a garden that extends to all sides, benefiting from uninterrupted open views over the surrounding countryside. There are various outbuildings located within the grounds that offer potential for additional storage or development subject to the relevant planning.

Number Two Farley is heated by electric panel heaters, keeping it warm even in chilly conditions. However, the private water supply that serves the property has been found to not meet current quality standards and so prospective buyers are advised to make their own enquiries regarding remediation and suitability.

The property is found in the idyllic hamlet of Farley, which is near the popular and picturesque Highland village of Beauly. Here, there is a wide range of amenities that include shops, cafés, primary schooling, medical facilities and a train station that provides easy access to Inverness.

The scenic surrounding area also offers access to spectacular Highlands landmarks such as Glen Affric and Glen Strathfarrar, as well as an extensive selection of woodland and riverside walks. The region lies close to the River Beauly and surrounding woodland and farmland, which offers an idyllic countryside setting while also being within commuting distance of Inverness.

The Auction House Scotland listing reads: “Set within a picturesque rural setting near the village of Beauly, approximately 12 miles west of Inverness.

“The accommodation which has been extended to the rear, comprises a spacious but cosy lounge with log burner, well-equipped dining kitchen benefitting from a Rayburn cooker, scullery, bathroom, reception room with patio doors leading out to the garden, master bedroom boasting dual aspects, shower room and WC. Upstairs, there are a further two bedrooms and ample storage space.”

Number Two Farley will be sold by livestream auction at 2pm on Thursday, May 21. You can bid online, by telephone, or by proxy, though you must register before 12pm on May 21.
